Leaving early options
All of our leases end July 31st. If you do not want your lease to automatically renew on August 1st, you must give written and SIGNED notice by June 30th to keep your existing lease from automatically renewing for another year (see Required Notice for Leaving under the For Residents page).
In the event that you want to move out before the end of your lease, there are two options: 1) a Lease Buyout or 2) request a Sublease.

Lease Buyout
In the lease buyout agreement, the lessee agrees to the following:
- Give one month written notice preceding the last day of the calendar month
- Pay a buyout amount equal to 2 1/2 months rent
- Forfeit security deposit as additional termination charge
- Leave the apartment clean and in good condition & agree to pay any and all additional cleaning and/or damage charges as determined by inspection after the apartment is vacated (billed separately)
- Sign a buyout agreement
Your lease will be cancelled upon receipt of the buyout fee and your cleaning and vacating the apartment. You will have no other obligations under the lease. If this is something you are interested in, we will need 30 days written notification preceding the last day of the month. Include in your notification letter your name, address, and move-out date, as well as the buyout fee. We will do everything we can to try to make your move as easy as possible.

Request a sublease
PLEASE NOTE: COVID-19 HAS CHANGED HOW WE ARE HANDLING SUBLEASES. CALL THE OFFICE FOR MORE INFO.
You may request permission and authorize us to try to sublease your apartment. The cost is a one-time fee of $250. If you already have someone interested in your apartment, please notify us in writing of your desire to sublease it to them. Include in your written request to sublease all of the following listed items.
- your name
- your roommate’s name if applicable
- your address
- your phone number
- your planned move-out date
- the name and contact information of the person who wants to move in (if you have someone)
- your signature(s)
- your $250 payment
If you do not have someone interested in your apartment, please notify us in writing of your desire to have it sublet. Include in your written request to sublease the items listed above. Once we receive your written request, we will immediately advertise and start showing the apartment for you (between the hours of 10:00 AM and 5:00 PM Monday through Friday). Although we will make every effort to sublease the apartment, we cannot guarantee it. You will be responsible for rent until an approved sublessee takes possession.
The sublessee MUST go through our application process, and will be required to make a full escrow deposit, so you must have him or her call us to get paperwork. We MUST approve them through our office or they can NOT move in. Once we receive your written request, we will mail you a Sublease Agreement for you to sign and send back to us.
*Please note we need time to inspect the apartment AFTER you move out and BEFORE the new resident moves in. You will be responsible for rent for the entire month if the changeover occurs after the first day of the month. However, depending on the date they take possession, your unused rent will be prorated back to you and returned with your deposit refund statement at the end of the lease.
**Please also note that if you are requesting a sublease within 4 months of the date of your lease expiration of July 31, the sublessee will also be required to sign a one-year lease in their own name for the following lease cycle from August 1 through July 31. In other words we do NOT allow short-term summer subleases without a lease attached for the following year.
***PLEASE FURTHER NOTE: JUST BECAUSE YOU HAVE SUBLET YOUR APARTMENT DOES NOT RELEASE YOU FROM THE OBLIGATIONS OF YOUR LEASE. IF THE SUBLESSEE FAILS TO PAY RENT OR CAUSES DAMAGE TO THE APARTMENT, IT MAY ULTIMATELY BE YOUR RESPONSIBILITY. YOU ARE STILL THE LESSEE UNTIL NEXT JULY 31st.
ALSO, WE REQUIRE ALL ADVERTISING OF YOUR APARTMENT BE CLEARED THROUGH OUR OFFICE PRIOR TO PUBLICATION.
